MockingBids

The same answers we give before a set lands.

Turnaround, fee, letterhead, and exclusions — written, not slogans.

How MockingBids construction estimating works: Estimate 3 business days, guaranteed. 3D Render 5 business days, guaranteed. Estimate + Render Bundle 5 business days, guaranteed. Fixed quote before measure, letterhead, what you send, what comes back, and the three package prices.

Turnaround printed on the package

Estimate is 3 business days, guaranteed. 3D Render is 5 business days, guaranteed. Estimate + Render Bundle is 5 business days, guaranteed.

Fixed quote before anyone measures

The fee is on the card. There is no surprise invoice after takeoff starts.

Your letterhead. Never submitted as you

The signature, the bond, and the subs stay on your desk.

Exclusions and revisions in the file

Allowances, alternates, and named revision rounds — not a phone call later.

How accurate is the number?

Every quantity is tied to a sheet. Waste is written down next to the count, not folded into a round number. Exclusions, allowances, and alternates sit in the file so the number does not grow in silence. If the set is larger than the quote assumed, we stop and re-quote. We do not invent a win rate or a surveyed accuracy percentage.

How fast is each package?

Estimate is 3 business days, guaranteed. 3D Render is 5 business days, guaranteed. Estimate + Render Bundle is 5 business days, guaranteed. Order by 2:00 p.m. Central on a weekday and that day counts as the start. Weekends and orders after 2:00 slip to the next start.

What files do I send?

A PDF plan set, specs, and addenda — or a plan-room link. Photos and a sketch are enough to start a remodel, bid, or listing scope. Files do not upload from the site. After you reserve, you send the set to mockingbids@gmail.com.

Is my set confidential?

Nothing uploads from this site. You send the set to mockingbids@gmail.com after you reserve. We never submit the bid as you, never call your bidders as if we were the GC, and never put your letterhead on a bid we send out. The signature, the bond, and the subs stay on your desk.

What does a construction estimating service actually send back?

It depends on the package. Estimate ($199) is a line-item priced scope: material and labor, exclusions, a PDF, and one revision. 3D Render ($497) is the model: trade layers where the set supports them, stills, and the interactive view. Estimate + Render Bundle ($597) is Everything in Estimate and in 3D Render, plus a complete quantity takeoff tied to the sheets (waste shown), a critical path method (CPM) schedule / Gantt, a schedule of values, a trade-by-trade cost breakdown, exclusions and clarifications, alternates, an Excel takeoff and cost sheet, and a branded bid package PDF on your letterhead, with support through one revision. We do not visit the site or submit as you.

What will you guarantee in writing?

The turnaround printed on the package. A fixed fee before anyone measures. Your letterhead — we never submit as you. The exclusions, allowances, and revision rounds named on the card. We will not invent a win rate, a client list, or a license we have not verified.

Is this construction estimating software?

No. MockingBids is a desk. You send the set; we measure, price, and write the clarifications. You do not sit in a takeoff tool. If you already run Bluebeam or STACK, we still take the PDF and send a file you can defend.

Do you submit the bid as my company?

Never. The signature, the bond, and the sub relationships stay on your desk. We do not call your bidders as if we were the GC.

How do you price a set?

Three fixed packages, quoted before anyone measures. Estimate is $199. 3D Render is $497. Estimate + Render Bundle is $597 — Everything in Estimate and in 3D Render, plus a complete quantity takeoff tied to the sheets (waste shown), a critical path method (CPM) schedule / Gantt, a schedule of values, a trade-by-trade cost breakdown, exclusions and clarifications, alternates, an Excel takeoff and cost sheet, and a branded bid package PDF on your letterhead, with support through one revision. Homeowners, contractors, and agents pay those same three prices. If the set is larger than the quote assumed, we stop and re-quote. There is no monthly desk and no surprise invoice after takeoff starts.

What is actually in the file?

Estimate: line-item priced scope, material and labor broken out, exclusions, PDF, one revision. 3D Render: the scope you can walk, trade layers where the set supports them, stills, and the interactive view. Estimate + Render Bundle: Everything in Estimate and in 3D Render, plus a complete quantity takeoff tied to the sheets (waste shown), a critical path method (CPM) schedule / Gantt, a schedule of values, a trade-by-trade cost breakdown, exclusions and clarifications, alternates, an Excel takeoff and cost sheet, and a branded bid package PDF on your letterhead, with support through one revision. The sample station stays labeled sample. We do not submit the bid as you, visit the site, or call your subcontractors.

What do the “elsewhere” prices mean?

They are estimates of a comparable deliverable bought on its own — about $600 for a basic priced scope from an independent estimator, about $1,500 for a standalone visualization, and about $2,500+ for a full bid file (takeoff, schedule, priced scope, and visualization) bought separately. Not a surveyed quote and not a promise about a specific firm.

Are the Fisher Fire Department numbers a real bid?

No. The 3D station and the sample estimate are a worked example so you can see how a takeoff and a cost rollup read. They are labeled sample throughout. Your job comes back with your quantities and your name.

Why is the first package only $49.99?

We're new, and we'd rather show you than tell you. The first-time customer launch offer gives the first 10 customers the full $597 package for $49.99 on a residential job or a subcontractor trade estimate, and in return we can use their render and estimate as samples. Commercial jobs are quoted separately — they are not $49.99. After that, it's back to regular pricing.

What are the launch terms?

One per customer, one project. The launch price covers residential jobs and subcontractor trade estimates. Commercial jobs are quoted separately. By claiming a launch spot you agree we may show your render and estimate as a sample (we'll hide your address if you ask). Estimates are budgetary, not bids. Renders are illustrations. After checkout, email your plans to mockingbids@gmail.com.

Who is this for — homeowners, contractors, or agents?

All three, at the same prices. Homeowners use the packages for a remodel or addition decision. Contractors use them for a bid file and a model for the table. Agents use them for a listing or offer brief plus a walkthrough a buyer can see.
